BUILDING SURVEYS
Conducting a Building Survey is a vital step to ensure an informed decision when purchasing a property.
Our team of chartered building surveyors have a wealth of knowledge in building pathology and are experienced in analysing a variety of property types across Greater London and the Home Counties.
We’re passionate about property. Call us for a no-obligation conversation.
We pride ourselves on delivering the highest level of service, supporting our clients through the buying process. We recommend an initial consultation to understand buyers’ needs and specific concerns to help recommend the most appropriate level of report. Following a survey, we offer follow up calls in which we provide additional support and guidance.
We specialise in the more comprehensive Level 3 Survey, which offers an in-depth analysis of the condition of a property, recommended for older, larger and more complex buildings. We also offer a Level 2 Survey, designed as an economy service, recommended for smaller and more contemporary properties.
WHY CONDUCT A PREPURCHASE BUILDING SURVEY?
To understand the overall condition of a property
To understand the age, construction type and materials used in a building
To highlight the extent of repair and maintenance works required
To highlight further areas of investigation
To identify previous alterations carried out to the property
To identify possible breaches of planning policy and building regulations
TYPES OF SURVEY
Terracotta Property offers a range of Building Surveys to support clients through the property buying process. Our services include the comprehensive Level 3 Survey for older or more complex buildings and the streamlined Level 2 Survey for smaller, modern properties. These surveys assess a property's condition, construction, required repairs, and any previous alterations or regulatory breaches.
FAQ
BUILDING SURVEYS
-
A Building Survey is often used as a pre-purchase report to inform a buyer how a building has been built, what materials have been used and what condition it is all in. There are 2 main types of Building Survey - a Level 2 Survey which is also known as Homebuyer’s Report – follows a traffic light system to codify the defects. Alternatively, there is the Level 3 Survey which is the top tier of Survey and is the most comprehensive type of property survey available. It provides a detailed analysis of a property's condition, identifying defects, necessary repairs, and maintenance issues. This survey is particularly valuable for older properties, unusual constructions, or properties requiring significant renovation.
-
A Level 3 Survey is more explicit in the narrative as to what the defects are and why. One of the key differences between a Level 2 Survey and a Level 3 Survey is that the Level 3 will make recommendations on how to rectify and repair the defects identified.
At Terracotta Property, we go beyond the standard Level 3 and will provide indicative costs of repair for the defects we have identified. Our clients like this because it helps them to budget their maintenance liability or in some cases, helps them to renegotiate if there are expensive items they had not priced into their initial offer.
